Why Buying "Newly Added" in Vesu Is the Smartest Move in June 2026
Pre-Bullet-Train pricing window — confirmed closing. The Bullet Train Surat station is under construction. When it opens (est. 2027–2029), analysts project 15–20% VIP Road uplift on top of the ongoing 8–12%/year zone appreciation. Buying a VIP Road property in June 2026 means you are buying at the last pre-Bullet-Train price. Every month from now until station opening, prices will move closer to the post-Bullet-Train level. The "best deal" on a VIP Road property is not a 2% price negotiation from a seller — it is buying before infrastructure drives permanent repricing.
New RERA launches have full inventory. The moment a project like Raghuvir Sheron (490 units, 11 towers) or Millionairee Modestaa (68 boutique units) opens its booking, the full matrix of units is available. You choose: floor 12 (panoramic view) or floor 4 (easy garden access). North-facing (river breeze) or east-facing (morning light). Pool-facing or road-facing. The further along the booking cycle, the fewer choices remain — and the better units go first. Booking early in a newly registered project is the most defensible strategy.
