How to Verify a Genuine 2.5 BHK — Before You Book

The marketing trap. Many developers advertise a 2 BHK flat with an open study niche — a three-sided alcove in the living room without a door — as a "2.5 BHK" or "2 BHK + Study." This is not a 2.5 BHK. It is a 2 BHK with a decorative corner. The practical difference is enormous: you cannot close the door on a study call in the living room alcove. You cannot make the nursery corner a private room for a toddler who needs to sleep while you host guests. The distinction matters in every daily use case that justified buying 2.5 BHK in the first place.

How to verify on floor plan. Ask the developer to show you the RERA-registered floor plan (available publicly at gujrera.gujarat.gov.in).
